  • What does the lease look like?

  • What utilities are included in the rent?

    All amenities are free including the high speed internet, package concierge services, fitness room access, study room access, laundry room access (very small fee for using the machines), and access to restaurant space. Tenants are only responsible for paying their water, and electric bills. Tenants can choose to pay for cable service if they decide to use it.

  • What is due at the time of signing?

    We only require first months rent at signing


  • Do I need a co-signer for the lease contract?

    Cosigner is required if personal income is below a certain threshold (ex: parents, siblings, etc.)

  • When is my rent due?

    Rent is due the first day of every month. We allow for up to a 5 day grace period with no late fees.


  • Do you prorate rent?

    Yes 


  • How do I pay my rent?

    You can pay for your rent online through our app with a credit or debit card or alternatively an ACH transfer from your bank account. Additionally, you can pay in the lobby or mail a check to our office.

  • Do you allow pets?

     Pets are allowed in the Premises only with prior written consent by Landlord.  The Pet Fee includes a $250 initial charge to be paid before occupation of the Premises. Subsequent payments will include a $50 per month fee to be paid at the same time as Rent. Under NO circumstances are the following pet types allowed to be kept on the premises:

    - Snakes

    - Vermin

    - Animals that require live prey or bait

    - Certain dog breeds, including Akita, Alaskan Malamute, American Bulldoge Bull 

    Terrier, Chow-Chow, Dalmatian, Doberman, German Shephard, Pit Bull Terrier,

    American Staffordshire Bull Terrier, Rottweiler, Shar Pei, Siberian Husky, and 

    purebred or mixes with these breeds are not permitted under any circumstances.

    - Dogs weighing over 80 pounds

    - Fish kept in containers larger than 5 gallons in siz


  • Is there insurance in the event of a fire, theft, or natural causes? Does my lease provide coverage for my belongings?

    We require renters insurance which provides insurance in the event that any of your belongings are damaged. Additionally, we have building insurance.

  • What if I need maintenance in my bedroom or apartment?

    If maintenance is needed in your bedroom or apartment just fill out a quick form online or through our property management website and take a picture of the issue. We will try to resolve it as soon as possible.

  • How can we contact the landlord or management?

    Your main way of contacting us will be through our app where you can text us. Alternatively, you can text or call our cell phones. You can also find us in eHub during our office hours.


  • How do I receive mail and packages?

    We have a state-of-the-art Luxer One package system in the lobby which is able to be used by tenants free of charge. This system makes mailing and receiving packages a breeze.
